The Wheatbelt has a hot, dry summer and a short winter rainfall season. Tanks fill in a few months and then have to last the rest of the year, which puts every litre of capacity to work.
The soils are the defining factor here. Wheatbelt clays shrink in summer and swell in winter, and they do it every year. That constant ground movement is exactly what cracks concrete tank bases, opens vertical wall cracks and takes the tension out of tank bands. If you have an older concrete tank in this region, its bands are usually the first thing worth checking.
Salinity is a known issue across parts of the Wheatbelt. It does not damage a liner, but it does affect what the water can be used for, and it is worth knowing before you spend money bringing an old tank back into service.

Many of the concrete tanks out here were built decades ago and are on their second or third liner. That is normal, and it is far cheaper than replacing the tank.

Northam is roughly 100 km from Perth, a little over an hour up the Great Eastern Highway. That is close enough that we treat the Avon Valley almost like an outer metro area.
In practice it means we can come out and look at the tank without needing to batch the trip, and jobs usually start within a week or two of you accepting the quote. Travel is still shown separately on the quote, but it is a small line at this distance.
